House Rules 

To ensure a comfortable and enjoyable stay for all our guests, we kindly request that you follow these terms and conditions:

Power Cuts:
  • Electricity blackouts are frequent in Karjat.

  • We have an inverter providing backup for up to 2 hours (depending on usage).

  • The inverter supports lights and fans only.

Check-in and Check-out Timings:
  • Check-in: 2 PM

  • Check-out: 11 AM

  • Early check-in and late check-out are not allowed.

  • All adults must carry and show valid ID proof during check-in.

Security Deposit:
  • A security deposit is collected at check-in (refundable after inspection).

  • The guest is responsible for any loss or damage to the property, which may result in additional charges.

Maintenance:
  • The failure of electronics such as AC, TV, Geyser, Fridge, Microwave, and Speakers is beyond our control.

  • Our ground team will be notified by guests, and they will engage a technician to fix the issue.

  • Repairs may take 24 to 48 hours.

  • No monetary compensation will be provided in such situations.

Quiet Hours:
  • 9 PM - 8 AM: Please keep noise levels down after 9 PM.

Pets:
  • No pets allowed inside the property.

Smoking Policy:
  • Smoking is strictly prohibited indoors.

  • Please enjoy your smoke in the designated outdoor areas provided.

Property Cleaning:
  • The property will be clean on arrival.

  • Deep cleaning is available for an extra fee.

Extra Guest Charges:
  • For each additional guest beyond the base occupancy, a nominal fee of ₹1000 is applicable.

  • Children aged 6 and above are considered adults.

  • The first 2 kids below 6 stay free, while a charge of ₹500 per child applies for the third and subsequent kids below 6.

Insect Prevention:
  • To guarantee a comfortable stay, kindly keep doors and windows closed to prevent the intrusion of mosquitoes and insects, ensuring an undisturbed and peaceful environment.

Event Restrictions:
  • We value the tranquility of our space and request guests to refrain from organizing parties or events without prior notification to Brut Stays.

  • A commercial charge will be levied for planned events on the property.

Payment Policy:
  • Full payment is compulsory to block the dates.

  • Relocation is not permitted once a booking is confirmed.

Cancellation/Alteration Policy:
  • Full refund if cancellation is 14 days before the booking date; no refund if within 14 days.

  • Alteration without charges if 14 days before check-in; no alterations within 14 days.

  • Please allow 5-7 business days for the refund to be processed and credited to your original payment method.

General Rules:
  • Illegal activities are not tolerated on the premises.

  • Inappropriate behaviour or rule violations may result in booking denial or eviction without refund.
